Real estate investor and finance platform Connected Investors has created America’s largest iBuyer made up of thousands of smaller real estate investors.
This new decentralized iBuyer model will likely become one of the most significant buyers of residential real estate in the US. CiBuyers is positioned to become the go-to cash buyer of houses and mortgage notes for banks, lenders, and private funds.
Here is the inside scoop on the new Connected Investors’ iBuyer division.
Is iBuyers Taking Over Real Estate Investing?
An iBuyer is a tech-enabled real estate investment company typically backed by Wall Street to buy, sell, and broker properties at scale in specific markets. When these companies open up shop in a town, they can easily run the Mom and Pop real estate investor out of business. They have access to cheap money, big marketing budgets, often pay a premium for properties, and currently don’t seem to mind losing a lot of money.
Many of the smaller iBuyer attempts have gone unnoticed or remained very small scale. There have also been many attempts by the likes of Open Door and Zillow. Zillow went all-in on their iBuyer model and continues to plow money into perfecting their model, even as they lose hundreds of millions of dollars trying to refine their model.
Startup iBuyer, OpenDoor, has announced that it plans to go public, with a recent valuation just shy of $5B.
Inevitably, like all other industries, the tech will eventually streamline, automate, and dominate. While the industry is certainly evolving towards a more technology-driven and far faster-moving transaction, iBuyers have a very small footprint and are very slow to scale around the country, often moving city by city.
Ci Buyer – A New Type Of Decentralized iBuyer
Connected Investors is positioned to help the Mom and Pop real estate investor compete with the tech giants running them out of business, and their decentralized Ci Buyer model allows Connected Investors to open up in every city around the country (and maybe even the world) very quickly.
And according to Connected Investors, the market conditions caused by COVID make the timing perfect to introduce the idea their CEO, Ross Hamilton had for over a decade.
Ross Hamilton, who started out in real estate as a wholesaler and made his first million by building his buyers list many years ago, has since built one of the largest and most active real estate investment platforms on the web with nearly a million members inside their REI social network. Today, Connected Investors facilitates $5B a month in private real estate financing requests, as well as providing a variety of software solutions that help real estate investors find, fund, and flip investment real estate.
The Ci Buyer network hit more than $1B in buying power during the soft launch.
Ross’s big vision is not just buying and facilitating the sale of billions of dollars in property and real estate debt, but to effectively decentralize this system, change the playing field for both sides of the equation, and quickly going nationwide, even in small property markets, to create more liquidity in this asset class. It is creating the ability for sellers to immediately liquidate properties, or acquire them, just as easy as stocks. All while bringing back confidence and security to the real estate industry, with verified qualified buyers.
Real Estate Investing Gets Rehabbed
The opportunity to transform the real estate industry is probably the largest in history. Consider that mortgage loan originations were expected to hit a new record of $4T in 2020. The value of all the homes in America, not including vacant land or commercial buildings is over $33T, more than the entire GDP of both China and the USA.
The unfortunate events of 2020 are likely to put in motion one of the most active periods for needing to quickly sell in American history. The pandemic added to this, and with most creditor and government aid ending, a tidal wave of distressed sales lasting for years is virtually inevitable. According to mortgage data monitor, Black Knight, 13% more home loans were 30 days delinquent at the peak of the COVID crisis in 2020 than the peak of the last Great Recession. 83% more loans were 60 days or more delinquent than at the peak of the Great Recession. As a result, big banks like Wells Fargo have already been selling off and trading pools of distressed mortgages worth billions and tens of billions of dollars.
The Connected Investors team acknowledges that there is a good chance the government will step in to provide more relief to property owners, and some lenders will provide workouts for borrowers. Yet, many are demonstrating that they still didn’t learn their lessons from 2008, and are preferring to foreclose and sell the debt and assets rather than try to help homeowners stay in place.
The Connected Investors team has been through a few of these cycles and understands that times of uncertainty always provide the most opportunity.
CEO, Ross Hamilton said, “If the market recovers, our CiBuyers will make money. If the market drops, CiBuyers stand to make even more money.”
Access To Off-Market Inventory
What is most unique about the announcement of this new type of iBuyer is that you can participate in this opportunity as a CiBuyer, giving you access to inventory not available to the masses.
Connected Investors have high-level relationships with those holding large pools of properties and notes are able to negotiate deeply discounted deals on properties in bulk and offer those directly to their qualified CiBuyer members. They have access to exclusive deals and pools of 1,000+ properties at a time, which is traditionally only reserved for buyers with strong resumes of managing many millions of dollars in property, and with plenty of reserves.
Becoming a CiBuyer provides access to these deals, a few at a time, or several hundred at a time, depending on the investor’s appetite for volume. As a Ci Buyer, investors can skip all of the trial and error of marketing directly to distressed homeowners, access Ci’s extensive data to evaluate properties, and just buy, based on their own ‘Buy Box’ criteria.
The Exact Opposite Of The MLS
The MLS allows you to search for properties that have been verified and are ready to sell. You can view all the info on the property and make an offer. The value in the MLS comes from the buyers knowing the info being displayed in the listing is accurate and the properties are available for sale.
To create their iBuyer platform, Connected Investors had to first create the inverse of the MLS. Now with Connected Investors, you can search for verified buyers to put up cash for an investment property. You can see what they are looking for in a property and submit your properties directly to real buyers. The value Ci Buyers brings here is in the upfront verification of all their buyers.
A big part of this development is ensuring participants are qualified and vetted buyers who are ready and able to close on deals, with none of those notorious broker chains or failed-closings wholesalers are infamous for.
Become A CiBuyer
Those who have already been approved to join as Ci Buyers are active investors, with at least three verified deals under their belt in the past few months, and seven figures or more in buying power each.
If you fit this description and are looking to acquire more deals, grow your business efficiently, and be a part of this big transition, Connected Investors invites you to apply to become part of the country’s largest property buying group.
